AGENCY CM
What is Agency Construction Management?
Agency Construction Management (Agency CM) is a project delivery approach in which the construction manager acts purely as the owner's agent - a fee-for-service professional advisor with no financial stake in construction costs, no self-performed trade work, and no contractual risk tied to the means and methods of construction.
Under an Agency CM structure:

The CM works exclusively for the owner. There is no dual role as builder and advisor, and no incentive to inflate costs, cut corners, or steer decisions toward a contractor's own profit.

Contracts for design and construction remain between the owner and their consultants/contractors. The Agency CM does not hold these contracts; instead, we manage, coordinate, and administer them on the owner's behalf.

Cost and schedule information stay fully transparent. Because we carry no construction risk, there is no reason to withhold information from the owner — every bid, change order, and schedule update is presented openly.

Our value is expertise, not markup. We are compensated for professional services — planning, oversight, coordination, and advocacy — not for construction labor, materials, or subcontracted work.

Unlike general contractors or at-risk construction managers, we do not self-perform work, hold trade contracts, or carry construction risk. Our only business is representing the owners' interests - from the first feasibility study through final closeout - with the technical fluency of a builder and the fiduciary focus of a trusted advisor.
